Stores at City Center- Coffee?

Stores in City Center.

I have looked around and seen some light discussion on this, so sorry if this seems like a repeat.  Has anyone got a beed on where Weber-Rector is with populating the stores at City Center?  I know the parking is a nightmare, and location is top dog with destination locations... but I am trying to get an idea of how popular a Cafe would be at 125 Market St.  Coffee and vittles in the A.M., light sandwhiches afternoon, and Apertivos in the P.M.  It would serve the residence at City Center, City Hall, surronding buisness, and VRE pedestrian traffic.  I would like to see something like this in the building before a starbucks or something shitty.  Thoughts?

If the sq footage price at the City center is greater than those on Liberia Ave then no business will move in.

There's been a mobile coffee truck at the MPVRE station each morning the last few weeks. I only see I've seen 0-4 people in line at any one time. Not sure that is enough indicative of enough to sustain a storefront. Also not sure if the truck has the proper permits, but I imagine the MP police have checked them out at some point if they patrol the lot at all during those hours.
